Avoid Under-Insurance - Insure for the Right Amount

Under-insurance happens when your sum insured is less than the actual cost of rebuilding your home or replacing your contents. If you’re under-insured, your claim payout could be reduced proportionally (this can be called average clause). This could seriously affect your ability to rebuild or restore your home following destruction or damage.

The best way to avoid this is to make sure your home is insured for its rebuild cost — not its market value. Use the SCSI House Rebuild Calculator to estimate your rebuild cost. For contents, it’s best to go room by room and calculate the replacement cost of all your belongings.

The excess on your Home Insurance Policy refers to the amount payable by you, in the event of a claim. Under this policy, you will be required to pay a standard excess. You have the option to increase the excess, which will reduce your premium. Please refer to your policy documents to find out what excess is applicable to you.

The reinstatement value is the cost of completely rebuilding your house (less the value of the site) including architects and surveyors fees. It is important to note that the reinstatement value is the figure for which your house should be insured, rather than the market value of your home. For more information on calculating the reinstatement value of your house.

Calculate the rebuild cost of your home by using an online calculator or consulting a chartered surveyor. It’s important that you insure your home for the full reinstatement cost of your house as opposed to the current market value, as the market value may be more or less than the full rebuilding cost of your home.

Buildings insurance covers the structure of your home — walls, roof, floors, and fixed fittings like kitchens and bathrooms. Contents insurance covers your belongings — furniture, electronics, clothes, and other items you’d take with you if you moved. Together, they protect both the home itself and everything inside it.

You may be able to reduce the cost of your home insurance by making sure your property is insured for the correct rebuild cost (not market value), reviewing your contents cover so it reflects what you actually own, and choosing a higher excess if it is affordable for you. Maintaining a claims-free history where possible can also help lower premiums over time. Security measures such as approved alarms and secure locks may also qualify for discounts. Finally, paying annually rather than monthly may reduce the overall cost of your policy too.

A no-claims discount (NCD) is a reduction to the price of your insurance that you receive if you have not made a claim. The amount of discount will depend on the underwriter of your policy. Please refer to your policy booklet for full details.

Both Allianz p.l.c and Aviva Insurance Ireland DAC generally cover your home as usual if you work from home, as long as it’s for personal use and not a full-scale business. Standard policies cover office equipment like laptops or furniture for personal business use only providing there is not already a separate policy on the equipment. T&Cs apply and you should refer to your policy booklet for full details.

Yes, we provide cover while your home is unoccupied, but only for a limited period. Typically, if your property is left empty for more than 30 days, you must notify us, as cover may be restricted or require an unoccupancy extension. This ensures protection against risks like theft, fire, or water damage while the home is vacant.

In order to complete a home quote online you will need the following:

  • Personal details for you and any other joint proposers on the policy, i.e. name, address, contact phone number, email address, and employment details.
  • Details on the house to be insured, i.e. the year it was built, alarm details, main heating source, BER rating, amount of years with no claims, rebuild cost, contents amount, and security information, such as type of door and window locks
  • Information on the type of construction, i.e. brick, stone, concrete, material used in roof construction, if it’s a listed building and the house’s history, including any previous loss or damage to the house.

Yes, both Allianz p.l.c and Aviva Insurance Ireland DAC cover flood, storm, and related water damage for buildings and contents. Allianz p.l.c includes cover for domestic buildings, outbuildings, and contents affected by storms or flooding, while Aviva Insurance Ireland DAC provides similar protection, including damage from heavy rain, overflowing rivers, or burst pipes. Both policies automatically include this cover as part of the standard home insurance.
