What is Landlord's Insurance? 

Landlord's insurance is designed for people who rent out a house as a residential property. Standard Home Insurance typically does not cover rental properties, leaving landlords exposed to risks like building damage, loss of furnishings, and liability claims from tenants or visitors. Your landlord's policy covers both the building and any contents you provide as part of the tenancy. What's covered in Landlord's Insurance? 

Depending on your insurer and your requirements, you can choose buildings cover, or buildings and contents cover combined. Buildings-only cover is available with Allianz by calling us on 0818 22 22 22. Here is what each covers: 

  • Buildings Cover: This protects the structure of your rental property, including permanent fixtures and fittings (such as kitchens, bathrooms, and fitted wardrobes), outbuildings, septic tanks, patios, and driveways, against risks such as fire, storm, flood, theft, and malicious damage. The buildings sum insured should include the cost to rebuild your home and any outbuildings, plus demolition, materials, labour, professional fees, and site clearance. An estimate can be found in a surveyor's report, mortgage valuation, or the SCSI House Rebuild Calculator. Your policy also includes public liability cover (up to €3 million) and alternative accommodation cover if your property becomes uninhabitable.   • Contents Cover: This protects the contents you provide within your rental property; anything a tenant would not bring with them, such as furniture, televisions, appliances, and other household items. It covers the landlord's own belongings only, not the tenant's personal possessions. A good approach is to calculate the value of your contents room by room to get a total replacement cost. Accidental damage by tenants is available as an optional extra with Allianz only. 

If you choose Buildings and Contents Cover under your Landlord's Insurance policy, you do not need a separate Landlord's Contents Insurance policy, your contents are already covered.

Is Landlord's Insurance mandatory in Ireland? 

Landlord's Insurance is not a legal requirement in Ireland. However, if you have a mortgage on the rental property, your lender will almost certainly require you to have buildings insurance in place. Even without a mortgage, landlord's insurance is strongly recommended. It protects you against financial loss from building damage, furnishing costs, and liability claims, and includes support such as emergency assistance and alternative accommodation cover (including loss of rent) if your property becomes uninhabitable.

Alternative Accommodation 

If your rental property becomes uninhabitable due to a covered event, your policy includes alternative accommodation cover which covers the cost of rehousing tenants and loss of rent, typically up to 15% of the insured building value, while the premises is being reinstated. This cover is subject to underwriter's approval.

What do I need to get a Landlord's Insurance quote?

Landlord's Insurance FAQs

Landlord's Insurance covers both the building and any contents you provide in the rental property. It is designed for landlords who own the full property.

Landlord's Contents Insurance covers only the contents like furniture, appliances, and household goods, and is designed for situations where the building is already insured separately, such as apartments in managed developments.

Both include Public and Personal Liability Cover up to €3 million.

Accidental damage is available as an optional extra on Landlord's Insurance policies with An Post Insurance. If purchased, it covers accidental damage to the buildings and/or contents by tenants. Without this extra, accidental damage is not covered. Malicious damage by tenants is typically covered under the standard buildings section of your policy. 

It is not necessary to purchase this optional extra in order to purchase a Home Insurance policy.

Yes, if your rental property becomes uninhabitable due to a covered event (such as fire or flood) and your tenants need to move out, your landlord's policy includes Alternative Accommodation Cover, which covers the cost of rehousing tenants, including loss of rent. Cover is typically up to 15% of the insured building value, subject to your underwriter's approval. To make a claim, contact your insurer's claims team directly:

Cover for tenant damage depends on the type of damage and your insurer. Malicious damage by tenants is covered under the buildings section of your policy with Allianz only.

Accidental Damage by tenants is available as an optional extra with Allianz only. It covers the cost of items accidentally broken or damaged by your tenants within the property.

It is not necessary to purchase this optional extra in order to purchase a policy. Refer to your policy booklet for the specific terms and exclusions. 

Short-term letting cover for properties rented to guests on platforms like Airbnb is available with Allianz only. If you rent your property to short-term guests, contact An Post Insurance on 0818 22 22 22 to discuss the best option for your situation.

If the property is primarily a holiday home that you also rent to guests at times, Holiday Home Insurance may be more appropriate.
